    MYA Property Ltd is a private residential property business based in Southampton, managing a large and growing portfolio of around 860 houses and apartments with a combined asset value of £130 million. The day-to-day work spans lettings, property management, maintenance coordination, finance, credit control, compliance and general administration. As the business has grown, it has moved away from informal, paper-led ways of working toward something more structured and easier to scale, with HR streamlining and digitisation sitting right at the centre.

    Before Factorial, HR lived in a lot of different places. Individuals handled much of the administrative side in offline records, with directors looking after the supervisory side. It worked while the business was smaller, but it was never going to scale.

    The core problem was that nothing was centralised. Holiday requests, absence records, timesheets, employee details, performance review material and HR documents were not in one place. Getting a clear picture meant asking several people or digging through several documents.
